Frequently asked questions

Can foreigners buy property in Guatemala?

Yes. Foreigners can generally own real estate in Guatemala. Special rules apply to certain zones near borders, coastlines, lakeshores and navigable rivers; your notary will confirm whether a specific property is affected.

Do I need to travel to Guatemala to buy?

No. You can tour homes by live video call and sign through a power of attorney. Many buyers choose to visit before closing, but it isn't required.

Do you speak English?

Yes. Tell us you prefer English and we'll assign an English-speaking point of contact.

Are prices in US dollars?

Most listings are priced in US dollars. When a property is listed in quetzales (GTQ), we can give you the approximate USD amount.

How much are closing costs?

Plan for taxes, notary fees and registration. As a general reference, the first sale of a new property usually carries 12% VAT and resales usually pay a 3% stamp tax. See our buyer's guide for details.

Can I get a mortgage?

Some Guatemalan banks lend to non-residents or Guatemalans living abroad, with specific requirements. Many international buyers pay cash. We can point you in the right direction.

Can I rent out my property?

Yes. Many owners rent their homes long term or seasonally. We can help you estimate rental demand in the area you're considering.

Do you charge buyers a fee?

Our advisory for buyers is free; our commission is paid by the seller as agreed with them.
