Guatemala City is divided into numbered zonas. For buyers coming from the US, a handful of them concentrate most of the condos and gated communities with the services and security people look for. Here is a practical overview to help you narrow your search.
Zona 10
The city's best-known business and nightlife district, home to many offices, hotels, restaurants and the area known as Zona Viva. It is mostly condos and apartments, which makes it popular with professionals and with investors looking for rentals.
Zona 14
A largely residential area next to Zona 10, with high-rise condominiums, quieter streets and easy access to the financial district. A common choice for buyers who want a lock-and-leave home.
Zona 15
Residential neighborhoods such as Vista Hermosa, with houses and mid-rise condos, schools nearby and a more suburban feel while staying close to Zona 10.
Zona 16
One of the fastest-growing residential areas, with gated communities, newer developments and green areas. It is home to the Cayalá area, with shopping, dining and entertainment, and to several schools and universities. Popular with families who want a house with a yard.
What to check before choosing
- Commute: traffic in Guatemala City can be heavy. Check drive times at rush hour to the places you'll visit most.
- Security: ask about gated access, guards and the building or community's rules.
- Water and power: ask whether the property has a cistern, pump and backup systems.
- HOA fees (cuota de mantenimiento): they vary widely by building and amenities.
- Rental demand: if you plan to rent the property out, ask us for realistic rent estimates for that area.
